Satellite Campuses Growing in Popularity for Senior Living Organizations

Satellite campuses are being increasingly used as a growth strategy by senior living organizations, reveals specialty investment bank Ziegler. According to their survey, about 12% of senior living providers plan to develop satellite campuses within the next two years. This percentage increases to 14% for single-site providers, while it drops to 10% for multisite providers.

Ziegler explains that satellite campuses are typically located near a larger main campus, often a continuing care retirement or life plan community. These satellite campuses are usually smaller in size and are closely tied to the branding and development of the main campus. In some cases, a satellite campus may be situated in an urban area, while the main campus is in a suburban setting.

Satellite campuses primarily focus on independent living units, with no skilled nursing component. By building secondary campuses, senior living providers can test the waters and expand to a second location without the risks associated with developing a full-continuum campus that is geographically distant from the existing community. Therefore, the risk involved in satellite campus development is significantly lower compared to larger new developments.

Lisa McCracken, the Director of Senior Research and Development at Ziegler, suggests that satellite campuses may attract baby boomers who prioritize hospitality and lifestyle options over intensive care. These campuses provide additional housing options for prospective customers, offering them choice and alternatives when considering senior living options.
